Sand Dollar II Construction Project

Sand Dollar II will undergo a Restoration Project beginning in August 2025, projected completion in March 2026. This project is part of a routine 8-10 year cycle for concrete repairs, rebar/spalling repairs, painting, walkway coatings, and waterproofing. Below you will find frequently asked questions and answers regarding the project and the impact on rentals. If you have questions not answered below, please contact the rental manager Ivan Matesic. Keep in mind that while Coastal Realty & Property Management manages several vacation rental units at this property, we do not manage the property itself; therefore, the information we receive will be at the discretion of the property’s management, and we will have no control over the schedule or process.

 

Why am I unable to make a reservation online?

  • Coastal Realty will only be making reservations over the phone for the duration of the construction project.  Ask for Ivan Matesic, Ellen Morgan, or Stephanie Wyland at 904-471-1733 or 1-800-587-2287.

What does the 2025 – 2026 Sand Dollar II Restoration Project include?

  • Concrete and spalling/rebar repair on walkways and balconies
  • Building painting
  • Unit door painting
  • Walkway and balcony floor coatings
  • Upper deck parking repairs and resurfacing
  • Stairwell repairs as needed

Do you have a schedule for the project?

  • The project schedule is fluid and Coastal Realty holds no guarantee of the accuracy of this timeline in comparison to your vacation rental dates – scroll to the bottom of this page to see the most recent schedule.

What does the contractor’s daily schedule look like?  Will any work be done on the weekends?

  • The contractors’ general schedule will be Monday-Friday 7:30am-4:30pm, with noisy work beginning at 8:00am. If they are delayed by weather or other factors, they may schedule a makeup day on Saturdays, but this should be infrequent. 

What happens if I change my mind after making a reservation?  Or after I check in?

  • Once a down payment has been received for your reservation you are committing to renting that specific unit for those specific dates with the understanding that your stay may be impacted by the construction project.
  • If your unit is inaccessible or uninhabitable Coastal Realty will provide you with alternative options or issue a full refund.
    • Subject to availability; please note that we are unable to cover any difference in rates as this situation is out of our control.

Will I get a discount?

  • If your stay is negatively impacted by the project, discounts will be offered proportionately to the level of impact and duration of that disturbance.
  • Discounts will be addressed on a case-by-case basis.

How much disruption can be expected?

  • The nature of the project consists largely of concrete and spalling/rebar repairs that include jackhammering, which will create dust, debris, and variable levels of noise.
  • Painting should cause minimal disruption but may result in overspray or limited access for a short period of time.
  • Walkway coatings will cause each floor to be inaccessible for approximately one week during that process.
  • During the east side balconies/walls phase of the project, the noise level will be affected by the proximity of the work being done. Balconies will be closed while each “stack” is being done.
  • The parking deck surface prep and repairs will most likely generate disturbance property wide.

Will the pool be closed?

  • It is our understanding that the pool will be closed while the south end “stack” and south facing building walls are done.  This is to protect the pool from dust and debris and protect individuals from construction hazards - scroll to the bottom of this page to see the most recent schedule.

Will we have access to other community amenities or beach access?

  • We don’t anticipate the project impacting use of the tennis court and beach boardwalk.

Will elevator access be affected?

  • Contractors will occasionally use the elevators but this should not disrupt accessibility.

Will I be able to use the balcony?  Will I still have a view?

  • We will avoid scheduling rentals that will coincide with balcony closures based on the scheduling information we receive, but since the schedule is subject to change, this may occur.  If you are renting a unit during a balcony closure you will not have access to the balcony.
  • The contractor estimates 3 – 8 weeks duration for construction on each balcony stack.  Windows and sliding glass doors may be covered and secured from the outside.
    • A stack consists of units ending in the same two number; e.g. 501, 401, 301, 201, and 101 are all part of the #01 stack.

Will parking be affected?  Will my vehicle be safe?

  • The contractor will most likely be staging in the parking garage for the majority of the project. This should have minimal impact on parking at that time.
  • Areas that the contractor will need to access or where no parking is recommended will be taped off. 
  • During the upper parking deck phase, the contractor will relocate to the upper parking deck and bar any vehicular or pedestrian traffic to the entire upper deck – this includes handicap parking.
  • Vehicles may need to be moved to different areas during different phases of the project.  Notices will be placed on vehicles and failure to move the vehicle may result in towing at the owner’s expense.  Onsite staff cannot move vehicles. 
  • Coastal Realty is only permitting one vehicle per unit during the upper deck parking deck phase of the project - scroll to the bottom of this page to see the most recent schedule.
  • Damages to vehicles are unlikely if vehicles are parked as directed. However, Coastal Realty and Sand Dollar II Condominiums do not accept responsibility for any dust, debris, or damages to your vehicle caused by the construction project or the contractors.

What will the contractor setup look like?

  • Contractors will be staging in the lower parking deck for most of the project.  They will have multiple swing stages set up for painting and balcony repairs.  Swing stages are hung from the building roof and will hopefully cause minimal damage to landscaping.  A dumpster for exclusive use by the contractor will be placed on the premises.
